We offer a variety of contracting options to our clients including lump sum contracts, cost plus a fee and guaranteed maximum price. Most of our contracts are negotiated through repeat and referred clients.

At Republic Building Contractors, Inc., each project is assigned a dedicated project manager whose primary goal is to exceed the expectations of the client regarding budget, schedule and quality. All

project managers are also seasoned estimators and typically execute the projects they estimate. Our clients benefit from this approach since the same person who measured and analyzed every detail of the job during the estimating process manages the construction. There is no learning curve between estimating and construction phases, and potential constructibility issues are resolved prior to putting the work in place.

Our licensed project superintendents share the same primary goal as the project managers. All superintendents are trained as carpenters by trade and coordinate the day to day operations of the construction process. They assist in generating the overall project schedule and coordinate the work to meet or beat the completion date. All superintendents are OSHA trained and jobsite safety is paramount. Republic was recognized with the Platinum Safety Award issued by Ohio Casualty Group attesting to our policy regarding jobsite safety. The project superintendents ultimately have the responsibility of delivering the highest level of quality construction and ensure that the job is done in accordance with the plans, specifications and approved submittals.

7,282,000 Negotiated GMP contract to perform various improvements to Brickstone Properties' flagship building at Minuteman Park in Andover, MA. including 150,000 SF of interior demolition and separation of the MEP services in order to demise the building into a multi-tenant facility; a complete renovation of the exterior facade including the removal of the existing glass with abatement of the glazing compound, 16,000 SF of new aluminum punched windows, 26,000 SF of replacement glass, and painting of the existing metal panel system with the focal point of the project being the free standing steel and glass feature wall at the main entry and a complete overhaul of the site including new parking, extensive landscaping, granite curbing, and concrete walkways.
Next Generation Children's Center

4,200,000 Negotiated GMP contract to construct a Next Generation Children’s Center in Walpole, MA. The new ground up children’s day care facility consists of more than 27,000 SF and is built to cater to the needs of more than 340 infants, toddlers and pre-school aged children. Construction started in December of 2007 and a final turnover to the owner was achieved within 26 weeks of ground breaking by working diligently through the coldest of winter months.

 1,317,000 Competitively bid lump sum contract to construct a new west entry in Andover, MA. The project consisted of a two story atrium with an elevator, an exposed steel and glass stairway, an all glass vestibule with a spider support system, and high end finishes.
Ophir Optics, Inc.
1,925,000 Competitively bid lump sum contract to construct a 30,000 SF interior renovation project for Ophir Optics, Inc. at Osgood Landing in North Andover (www.ophiropticsinc.com). The project was competitively bid through Diversified Project Management, the Owner’s Representative, and consisted of approximately 9,000 SF of general office space, 21,000 SF of manufacturing space with medical gases, compressed air, extensive power and HVAC infrastructure for Ophir’s equipment, and a new loading dock and main entrance cut into the façade of the building. All work was completed in an aggressive 10 week time frame from asbestos abatement and demolition through final occupancy.
Genesis Healthcare Corp. 12,425,680 Republic has completed various negotiated and competitively bid interior and exterior renovation projects for Genesis Healthcare Corp., a loyal client for the past eight years. Projects ranged from renovations to resident rooms and common areas to exterior renovation projects. Most projects were completed in occupied and fully functional environments requiring phasing, stringent safety and schedule coordination, and specialized attention to air quality.

Champion's Pub 200,000 Emergency fire renovation project at Champion's Pub in Peabody, MA. Scope of work included a complete gut and renovation of the establishment consisting of all new toilet rooms, kitchen, dining area, HVAC system, fire alarm system, and electrical systems.
Motorola Clean Room

Fraen Manufacturing Corporation 1,057,000 Negotiated cost plus a fee contract to renovate a 35,000 SF manufacturing and warehouse facility in Woburn, MA. The scope included an anti-skid epoxy floor system, a new steel framed mezzanine, new HVAC infrastructure consisting of 20 RTU's, new electrical distribution, new fire alarm system, and limited office fitup. The facility was constructed for one specific contract Fraen had acquired so schedule was a critical component to allow manufacturing to commence.
