Republic Building Contractors has successfully completed a wide range of diversified and complex projects including hotels, retail, medical facilities, corporate interiors, R & D buildings, nursing centers, clean rooms, computer rooms and laboratories.

We offer a variety of contracting options to our clients including lump sum contracts, cost plus a fee and guaranteed maximum price. Most of our contracts are negotiated through repeat and referred clients.

At Republic Building Contractors, Inc., each project is assigned a dedicated project manager whose primary goal is to exceed the expectations of the client regarding budget, schedule and quality. All

project managers are also seasoned estimators and typically execute the projects they estimate. Our clients benefit from this approach since the same person who measured and analyzed every detail of the job during the estimating process manages the construction. There is no learning curve between estimating and construction phases, and potential constructibility issues are resolved prior to putting the work in place.

Our licensed project superintendents share the same primary goal as the project managers. All superintendents are trained as carpenters by trade and coordinate the day to day operations of the construction process. They assist in generating the overall project schedule and coordinate the work to meet or beat the completion date. All superintendents are OSHA trained and jobsite safety is paramount. Republic was recognized with the Platinum Safety Award issued by Ohio Casualty Group attesting to our policy regarding jobsite safety. The project superintendents ultimately have the responsibility of delivering the highest level of quality construction and ensure that the job is done in accordance with the plans, specifications and approved submittals.

100 Minuteman Road	7,282,000	Negotiated GMP contract to perform various improvements to Brickstone Properties' flagship building at Minuteman Park in Andover, MA. including 150,000 SF of interior demolition and separation of the MEP services in order to demise the building into a multi-tenant facility; a complete renovation of the exterior facade including the removal of the existing glass with abatement of the glazing compound, 16,000 SF of new aluminum punched windows, 26,000 SF of replacement glass, and painting of the existing metal panel system with the focal point of the project being the free standing steel and glass feature wall at the main entry and a complete overhaul of the site including new parking, extensive landscaping, granite curbing, and concrete walkways.
Next Generation Children's Center	4,200,000	Negotiated GMP contract to construct a Next Generation Children’s Center in Walpole, MA. The new ground up children’s day care facility consists of more than 27,000 SF and is built to cater to the needs of more than 340 infants, toddlers and pre-school aged children. Construction started in December of 2007 and a final turnover to the owner was achieved within 26 weeks of ground breaking by working diligently through the coldest of winter months.
Engage Technologies	3,100,000	Negotiated lump sum contract to completely gut and fitup 101,000 SF of corporate interior space in nine weeks and four days including all new HVAC systems and a new interior stair. Republic worked double shifts seven days a week for the duration in order to complete the project by the agreed upon completion date.
Hampton Inn & Suites	7,600,000	Negotiated GMP for the construction of a new four story, 110 guest room Hampton Inn & Suites hotel in Westford, MA. The project was completed exactly on time and within the budget.
Transmedics Research Facility	2,916,000	Competitively bid lump sum contract to construct a new state of the art 11,000 SF building for Transmedics' research operations including sophisticated mechanical and electrical systems.
Technical Research Facility	2,653,000	Negotiated GMP contract to construct a new 35,000 SF high bay steel framed building with a high end masonry façade. The building was constructed from land clearing to punchlist completion in 16 weeks including a 20,000 SF tenant fitup.
Atrium @ 100 Minuteman Road	1,317,000	Competitively bid lump sum contract to construct a new west entry in Andover, MA. The project consisted of a two story atrium with an elevator, an exposed steel and glass stairway, an all glass vestibule with a spider support system, and high end finishes.
Ophir Optics, Inc.	1,925,000	Competitively bid lump sum contract to construct a 30,000 SF interior renovation project for Ophir Optics, Inc. at Osgood Landing in North Andover (www.ophiropticsinc.com). The project was competitively bid through Diversified Project Management, the Owner’s Representative, and consisted of approximately 9,000 SF of general office space, 21,000 SF of manufacturing space with medical gases, compressed air, extensive power and HVAC infrastructure for Ophir’s equipment, and a new loading dock and main entrance cut into the façade of the building. All work was completed in an aggressive 10 week time frame from asbestos abatement and demolition through final occupancy.
Genesis Healthcare Corp.	12,425,680	Republic has completed various negotiated and competitively bid interior and exterior renovation projects for Genesis Healthcare Corp., a loyal client for the past eight years. Projects ranged from renovations to resident rooms and common areas to exterior renovation projects. Most projects were completed in occupied and fully functional environments requiring phasing, stringent safety and schedule coordination, and specialized attention to air quality.
Visiting Nurse Association	1,175,000	Competitively bid lump sum contract to renovate two floors totaling 16,000 SF in Malden, MA including asbestos abatement coordination, HVAC infrastructure, and high end millwork. The deck height was 8' requiring extensive coordination of the MEP systems prior to installation.
Family Health Center	1,115,000	Negotiated GMP contract to completely renovate an 8,000 SF family health center in Malden, MA. The project consisted of extensive underslab plumbing for the exam and toilet rooms and a high end reception area. The work was completed in eight weeks from the abatement and demolition to substantial completion.
Polycom Lab	349,000	Negotiated lump sum contract to complete a 5,700 SF computer room for Voyant, a division of Polycom. The project was completed in a short four weeks.
Champion's Pub	200,000	Emergency fire renovation project at Champion's Pub in Peabody, MA. Scope of work included a complete gut and renovation of the establishment consisting of all new toilet rooms, kitchen, dining area, HVAC system, fire alarm system, and electrical systems.
Motorola Clean Room	1,323,000	Republic constructed a Class 1000 clean room for Motorola's chip testing facility at the historic North Andover Mills. The project was completed in an occupied environment and subject to intense Motorola specifications and standards. Elaborate fire protection, HVAC, and electrical systems were installed to support and protect the clean room.
Heritage at Danvers	1,032,000	To correct continuous leaking from the exterior walls since the building was constructed nine years ago, Republic worked through the winter to strip the exterior siding and sheathing and installed a new waterproofing and flashing system along with new trim and siding to complete the exterior wall system.
Wingate Healthcare, Inc.	250,000	Competitively bid lump sum contract to complete the phased renovation of two shower rooms in operating critical care facility.
Weather Services International	1,493,000	Competitively bid lump sum contract to complete 40,000 SF of renovations for Weather Services International at their headquarters in Andover, MA including computer rooms, sound booths, studios, and operations centers.
Façade Renovation at Chapel Bridge Park	850,000	Negotiated lump sum contract to complete the exterior façade renovation of a historic 200 year old mill building in Newton, MA. The project consisted of the removal of the existing facade, new structural steel, curtain wall, punched windows, brick veneer, and aluminum clad panels. All work was performed in an occupied environment requiring extensive sidewalk bridging and staging and stringent attention to safety.
CMGi	5,337,000	Negotiated numerous projects at Brickstone Square in Andover, MA which ranged from high end executive suites with safe rooms to executive dining areas to corporate interior renovations. All projects shared the common components including aggressive schedules and high end millwork, finishes, and lighting.
ENOVIA Matrixone, Inc.	1,400,000	Competitively bid lump sum contract to complete a phased 70,000 SF corporate interior renovation for ENOVIA Matrixone's headquarters at Cross Point Towers in Lowell, MA.
Simon Property Group, Square One Mall	170,000	Competitively bid lump sum contract to construct a security station for the Square One Mall security staff and the Saugus Police Department.
Mystic Valley Elder Services	550,000	Negotiated lump sum contract to construct a 25,000 SF corporate interior renovation for Mystic Valley Elder Services in Malden, MA. The work was phased and completed in an occupied and fully functional office environment.
Comcast	940,000	Competitively bid lump sum contract to complete a 30,000 SF interior demolition and renovation for Comcast in Malden, MA. All work was completed in an aggressive 10 week schedule.
South Boston Condominiums	1,975,000	Negotiated GMP contract to completely gut and renovate a four story walkup building in South Boston, MA. The building was transformed into six high end residential condominiums and two commercial units. The scope of work included structural repairs, new windows and roof, masonry repairs, and all new mechanical and electrical systems for the building.
Common Area Renovation	1,800,000	Negotiated lump sum contract to complete the interior renovation of a cafeteria, fitness center, common corridors, side entry, and extension mezzanines for Brickstone Properties, Inc. in Andover, MA.
Dunkin Donuts	625,000	Negotiated cost plus a fee contract to construct a new steel frame and masonry veneer addition with provisions for future stories above. Construction was challenging on this tight site where the building line was only 1-1/4" off the town sidewalk.
Navisite, Inc.	480,000	Competitively bid lump sum contract to complete a 25,000 SF corporate interior renovation for Navisite in Andover, MA.
Nextel Communications, Inc.	490,000	Competitively bid lump sum contract to complete electrical upgrades at Nextel's switch facility in Lexington, MA including the installation of a new 500 kW generator.
Fraen Manufacturing Corporation	1,057,000	Negotiated cost plus a fee contract to renovate a 35,000 SF manufacturing and warehouse facility in Woburn, MA. The scope included an anti-skid epoxy floor system, a new steel framed mezzanine, new HVAC infrastructure consisting of 20 RTU's, new electrical distribution, new fire alarm system, and limited office fitup. The facility was constructed for one specific contract Fraen had acquired so schedule was a critical component to allow manufacturing to commence.
Home Depot	1,185,000	Interior renovation of a Home Depot Maintenance Warehouse, one of Home Depot's commercial warehouse distribution centers geared towards bulk orders for contractors and building facility departments.
Merrill Lynch	795,000	Competitively bid lump sum contract to complete a 5,000 SF corporate interior renovation project for Merrill Lynch at 200 Brickstone Square in Andover, MA consisting of high end millwork and finishes with an extremely aggressive schedule.
PictureTel Corporation	4,279,000	Various fitup projects for PictureTel including corporate offices and audio/video lab space in Andover, MA.
Schneider Electric, Inc.	2,339,000	Republic completed various negotiated and competitively bid interior renovation projects for Schneider Electric at North Andover Mills. Projects were primarily corporate office space and electrical testing labs.
Building Addition	1,276,000	Republic constructed a new connector building for Schneider Electric. The tight site and fully functional environment made for a challenging and successful project.
Transmedics, Inc.	613,000	Republic has completed various negotiated projects for Transmedics on an ongoing basis at their main office in Andover, MA including various corporate interior renovations and a clean room installation.
